Project Description

Metea Court

Multi-family Affordable Housing Rehabilitation

Location: Buchanan, MI

Completed: 2017

Project Size:  100 units

This project is a rehabilitation of a 100 unit Seniors apartment complex originally constructed in the mid 1970’s. InForm Architecture was retained early in the feasibility process to assist in assessing the condition of the residential units and the building exteriors.  Working with the developer and the contractor, we assessed each individual unit and developed the overall scope of the project.

After the project was approved for funding, we developed construction documents for use in bidding and municipal review.  The final scope of exterior rehabilitation consists of replacement of windows, roofs and repaving all drive and parking areas.  Interior renovations include all new kitchens, new bathrooms and replacement of all interior finishes and light fixtures.  New HVAC systems in each unit replaced the original electric baseboard heat and through-wall air conditioning units, making the heating and cooling much more economical for the tenants.  A 130,000 Kw photovoltaic solar system was added to the roofs of units, providing electricity for all the exterior lighting and house loads.

The project was designed under Enterprise Green Communities guidelines and is EGC certified.
